Recently the Bruhat Bengaluru Mahanagar Palike (BBMP) declared the tax rate and method of paying property tax online. The tax calculation pattern was declared by the BBMP. It decides to keep the old Self Assessment (SAS) values for the calculation of taxes.

BBMP is joint unit of the former wards of Bangalore Mahanagar Palika (BMP). The official website of BBMP provides the information of Property Tax, Health Services, Engineering Services, and Advertisement to various citizens.

The tax calculation is given below:

Three types of property tax calculators are :

  • Residential and vacant land calculator
  • Non-residential calculator
  • Village calculator

Residential and vacant land calculator: To calculate your Property tax you will have to check the following things:

First of all you will have to check your Zone under which your property falls.

Note:-If an area /street that has now been classified has moved to more than one higher zone then such change in zones shall be restricted to the value (rate) of the immediate next higher zone.

For example : If an area/street under the SAS 2000 was classified under F Zone, but in the present notification is classified in D Zone, then such area/street shall be restricted to the value (rate) of E Zone and not the value (rate) of D Zone. This concession is available only for the current block period.

Non-residential calculator: To calculate non-residential calculator you will have to check your property zone.

Village calculator: They provide calculation for 110 villages.

Note:-Under special category V, the lump sum tax is applicable only for ordinary village houses and not for those houses, villa and apartments that have come up in layouts approved by Local Planning Authorities or developed by Bangalore Development Authority, Karnataka Housing Board or any Private Layout Developed. For Houses and Apartments, in such layouts, Property Tax shall be computed on the basis of the rate prescribed for the zone under which the property falls.
